Gameplay lag

hello, i’m currently playing on an xbox series x and have been experiencing game play lag. i know that this is a very common issue. at the moment i have the gateway set to the closest location to me, i have the refresh rate at 60 hz, the render resolution i set to the max, finally my networking mode is set to auto. i have made all these settings this way to see if it will stop the lag on the game and it hasn’t been working at all. if someone could please help this would be much appreciated
